2604_s._87_ave._400Historically, District 66 / Westside has always been a great place to live! From some of the top rated schools in the state that consistently boast higher than average test scores, to the large, mature and centrally located neighborhoods.  District 66 is where you want to be!

District 66 homes have always held its resale well.  We are in a buyers market, but some neighborhoods in the Millard, Elkhorn, and Omaha Public School neighborhoods have experienced double digit depreciation in the last 2 years.  Homes in the Westside area haven't slid nearly as much. Our relocation statistics show that over the past 12 months depreciation city wide been 5-12%.  Westside home sales have hovered closer to that lower number. With national industry analysts projecting 2011 as the year that housing starts to make a comeback, now is a great time to purchase. Interest rates are still below 5% for 30 year fixed rates. Compare that to back in the 80s when rates were in the teens. Ouch!

I grew up in District 66 and I still live, network and sell lots of homes in the area.  As many older neighborhoods go, District 66 is a niche market that takes knowledge and experience to help you get a great buy.  A recent trend in the neighborhood has been buyers purchasing older homes that may have outdated floor plans but sit on fantastic lots.  These buyers then demo the house and build new.  I have personally been involved with a number of these types of transactions.  Again, using my knowledge to assist the buyers on whether or not they are getting a good buy on the "dirt" in order to build their dream home.

If you drive up and down almost every block in the area, you'll find a dumpster being filled with the original cabinets, shag carpeting, and knotty pine paneling that were popular in the 60's. Typically, once people buy a home in District 66, they fall in love with it and never leave.  Sales have been picking up as fewer people are moving west.  Instead, home buyers are excited to put their own personal touches on a well built home in a great neighborhood.
