I firmly believe there is always another house. My clients appreciate that I'll tell them when something doesn't feel right about a property, even when it means losing a sale.

Things people ask me all the time
How long does it take to buy a home in Omaha?
It depends on your situation. The search itself might take a week or a few months. Once you're under contract, expect about 30 to 45 days to close. If you're relocating and buying remotely, I'd recommend starting the process at least 60 days before your move if possible.
Do I need a buyer's agent?
You don't have to use one, but I'd strongly recommend it. A good buyer's agent advocates for your interests, helps you avoid overpaying, and catches problems you might miss. My job is to protect your investment, not just open doors.
What are property taxes like in Omaha?
They're on the higher end nationally. For a $500K home, budget somewhere between $9,000 and $14,000 a year. If you're coming from a state like Texas you'll be used to it, but if you're coming from most other states, it's going to be a bit of a surprise.
Can I buy a house without visiting it in person?
Yes, and it happens more than you'd think. Over 30% of my clients have done it. Do I recommend it as the ideal approach? No. But sometimes it's the only option, and I know how to make it work. I'll walk through the home on video and narrate everything I see, hear, and smell.
What neighborhoods are best for families?
That depends on what your family cares about. Elkhorn and Gretna have newer homes and strong schools. Dundee and the Midtown area are more walkable with older homes and character. West Omaha is the suburbs, plain and simple. I can help you figure out which fits your situation once I know more about what you're looking for.
