In 2023, Celebrity Homes built 551 homes in the Omaha area. That makes it the largest builder in the Omaha area (by number of homes).

As the area’s biggest home builder, Celebrity Homes offers potential homeowners a ton of different options. There are 21 different floor plans and Celebrity builds in more than ten neighborhoods (although they don't build every floor plan in every neighborhood). 

If you want to pick out a lot and customize your home from scratch, expect it to take at least 8 months. But if you need to move sooner, Celebrity Homes has dozens of new homes available at different stages of construction. And depending on the stage of construction, you can still make custom selections.

Celebrity Homes currently has 21 floor plans.

Villas / Townhomes

Celebrity Homes offers villas that have lawn, snow, and trash covered in a monthly HOA fee (usually $100-$125 per month). The patio models do not include a basement.

Customizations / Selection Process

Celebrity Homes offers a limited amount of customizations. You get to choose finishes upfront, including wall colors, floor coverings, and cabinets and countertops. But when it comes to the layout, what you see is what you get. When you walk through a model home, that will be the layout of the home. You are not able to move walls, change the location of an appliance, etc. You won’t be able to change the floor plan. You can’t move walls or switch them around.

Warranty

Celebrity offers a 2-10 Home Buyer’s Warranty which “covers structural defects and certain repairs. Homeowners are required to submit warranty requests at specific intervals: at 3, 6, and 9 months after closing, with the final request submitted no later than 30 days before the one-year anniversary of closing.”

The documents on Celebrity Homes Omaha's website cover key home warranty topics:

  1. 2-10 Warranty Handbook outlines coverage for structural defects and the process for submitting claims, emphasizing maintenance to preserve coverage.
  2. 2023 Warranty Guide provides updated instructions for filing claims at intervals post-closing and highlights exclusions, like cosmetic issues.
  3. Manufacturer Warranty Information offers details on warranties for appliances and home systems, urging registration and proper maintenance.
  4. Seasonal Maintenance Flyer gives seasonal care tips, stressing preventive maintenance to avoid costly repairs.
  5. Realty ONE Property Management explains property management services, helpful for rental property owners.

These documents collectively emphasize the importance of understanding warranty coverage, following proper maintenance protocols, and submitting claims within specified timeframes to protect the homeowner’s investment.

Financing

Celebrity Homes does have preferred lenders. According to Celebrity you could save up to $3,000 in closing costs if you use a preferred lender ($1,000 is Celebrity’s contribution and $2,000 from the lender).

I always recommend that you shop around for financing. Talk to two or three different lenders and use who you feel comfortable with. Sometimes it makes sense to use a builders preferred lenders while other times it does not.

If you are looking for a builder at a similar price point to Celebrity, you may consider DR Horton, Charleston Homes, Richland Homes, and Legacy Homes.
