In 2021, Charleston Homes built 190 homes in Douglas and Sarpy County. That makes them the 2nd largest builder in the Omaha area (by number of homes).

Charleston Home was founded in 2007 by owner and president Marc Stodola. In addition to having over 30 years of experience providing custom-built homes in Omaha, Marc has assembled a competent and diverse team of both local and national home builders in order to produce an enjoyable experience for his customers. Charleston Homes has not only assembled a knowledgeable group of employees and contractors, but has also taken the time to develop its top-notch building practices and procedures.

Customizations / Selection Process

The Charleston Home Building Process

  1. Visit Models and Select Home Plan - Visit model houses before making a selection so that you may better envision your perfect home.
  2. Lender Pre-Approval - Charleston Homes has relationships with Omaha’s top lenders. A pre-approval allows you to establish your new home budget and move on to the next step.
  3. Lot Selection - Charleston Homes can build in custom neighborhoods all across the Omaha metro area. They also own lots in several subdivisions which you can choose from.
  4. Customization - You will easily be able to personalize your new home, depending upon your taste and budget. With a number of exterior and interior options to choose from, customization couldn’t be simpler.
  5. Purchase Agreement - The purchase agreement will specify floor plan, custom selections, and the price of your new home.
  6. Pre-Construction Meeting - Before construction begins, the Charleston Homes production manager will guide you through the entire construction process, in order to keep you involved every step of the way. At this meeting, you will get the opportunity to meet your project’s superintendent. You will get to visit your selected lot before reviewing all of your custom selections.
  7. Construction Process - Sales staff will update you continuously on the status of your home.
  8. New Home Orientation and Sign Off - When your home is near completion, you will be given a room-by-room tour to demonstrate the quality features and operating procedures for all aspects of your home. Any items from your New Home Orientation will be completed and signed off by you, before you close.
  9. Closing - Closing on your scheduled date is something Charleston Homes takes pride in.

Warranty

Charleston Homes provides you with in-house warranty service as well as a Warranty Manual. Once you are all settled in, about 60 days after you’ve closed, they will check in with you to answer any questions or take care of any concerns you may have. Eleven months after closing, they reiterate their commitment to satisfaction by again taking the time to address questions or concerns, and handle any required warranty work.

We will check in with you and your custom-built home at both 60 days and 11 months to assure that the quality of your new home is maintained. It is crucial to us that the relationship with each of our homeowners extends well past the completion date.
