I've guided many Omaha families through the new construction process. If you are considering buying or building a new home, please reach out. I look out for your best interests, not the builders.
In 2025, Malibu Homes built 13 homes in Douglas County. They are a smaller, locally-owned builder focused on custom ranch-style homes.
Malibu Homes keeps things simple. They start with a basic floor plan and help you revise it to make it your own.
Don't tour a model home without reading this, it could save you thousands of dollars.
Floor Plans
Malibu currently offers 3 ranch-style floor plans. If you're set on a two-story or 1.5-story layout, you'll need to look elsewhere. But if you want a ranch and you want to customize it, Malibu gives you that flexibility.
Neighborhoods
Malibu Homes currently builds in about 5 different neighborhoods. Their footprint is smaller than the bigger production builders, but they maintain a consistent presence in Douglas County communities.
What to Know
Malibu is a low-volume builder. That means fewer floor plan options, but potentially more attention to your specific project. If you like what you see in their ranch plans and want to customize, they're worth a conversation.

Buying New Construction Without Your Own Agent Is Risky
- Not all builders are the same — I know the ones to avoid
- The builder's agent works for the builder, not you
- I can show you homes from all builders, not just one
- I go to bat for you even after closing
I've helped people just like you navigate the new construction process.
