More about Aksarben

The name "Aksarben" is Nebraska spelled backwards. It comes from the old Ak-Sar-Ben horse racing and rodeo complex that used to sit where Aksarben Village is today. The neighborhood sits roughly between 60th and 72nd Streets, from Center Street north to Pacific. It borders Dundee to the north and Elmwood Park to the west.

Most of the homes here were built between the 1920s and 1960s. You'll find a mix of bungalows, Cape Cods, ranch styles, and two-stories. Some have been renovated top to bottom. Others are still original and priced accordingly. Lot sizes are modest compared to the suburbs, but most homes have mature trees and established landscaping that you just don't get in newer developments.

It's one of the more competitive areas in Omaha when good homes hit the market, so be prepared to move quickly if you're looking here.

Aksarben Village

Aksarben Village is the centerpiece of the neighborhood. Built on the old Ak-Sar-Ben racetrack site, it's a mixed-use development with restaurants, shops, a movie theater, and Stinson Park. During the warmer months, the park hosts a farmers' market, outdoor concerts, and other activities. It's one of the few truly walkable gathering spots in Omaha, and it gives this neighborhood a feel that most other parts of the city don't have.

The University of Nebraska Omaha (UNO) campus is right next door, which adds energy to the area but also means street parking can be tight on weekdays during the school year. Worth knowing if that's something that would bother you.

Schools

Aksarben is served by the Omaha Public Schools and Westside Community Schools (District 66).

Depending on your exact address, students typically attend schools in one of those two districts. The district boundary runs through parts of the neighborhood, so it's worth confirming which district your home falls in before making an offer.

Location and Getting Around

One of the biggest advantages of Aksarben is its central location. You're about 10 minutes from Downtown Omaha, 15 minutes from Midtown, and you have easy access to I-80, I-680, and Dodge Street. For people who work at UNMC, Creighton, or anywhere in central Omaha, the commute is short.

Elmwood Park is right on the western edge of the neighborhood. It's one of the larger parks in Omaha with walking trails, a golf course, and a lot of green space. UNO's campus also has public trails and open areas that residents use regularly.

Things to Know

Aksarben is not the neighborhood for someone who wants a big yard, a three-car garage, and a cul-de-sac. The lots are smaller, the homes are older, and you'll probably be doing some updating. But if you value walkability, a central location, and a neighborhood with real character, it's hard to beat.

Property values in Aksarben have climbed steadily over the past several years. Homes that sold for $150K a decade ago are now selling for well over $250K, and fully renovated homes regularly push past $350K. That trend doesn't show signs of slowing down.
