April was another strong month for home sales. That is according to the April 2021 data released by the Great Plains Regional MLS.

The busy spring market continues to see many multiple offer situations driving sales prices above asking price. With such strong activity, by the time a property sale closes, the market may have already moved higher than that sold price suggests. Such markets can create stress and frustration for prospective homebuyers, who are frequently having to submit offers on multiple properties before they are able to secure a purchase.

According to March 2021 data released by the Great Plains Regional MLS, normal spring increases in sales activity, coupled with relaxing COVID-19 policies, created a very busy March real estate market as buyer demand continued largely unabated in the face of rising home prices and mortgage rates.

 

The Bottom line:

Inventory remains too low to bring the market back into balance. So expect a busy and competitive market in the coming months.

This market is absolutely crazy!

Homes are selling for 20% higher than the asking price.

BUT... is it possible to purchase a home for less than the list price?

In this video, I look at homes that have recently sold in Omaha.

Warning: not all homes in this market are selling for more than their asking price. Don't get me wrong. The majority of homes are selling at or above the list price, but that is not the case for all.

In this market, there are a few reasons why a home might sell for less than the list price:

  1. To begin with, it was already overpriced.
  2. It is in bad shape.
  3. The house has a unique quality to it that doesn't appeal to many buyers.

A home inspection's price varies depending on the inspector and the size of the house.

In this video, I'll discuss how much you can expect to pay for a home inspection in Omaha.

A whole-home inspection doesn't include radon, sewer line, etc. Those are separate.

I have a few inspectors that I suggest to my clients as a real estate agent, but you can use whoever you are most comfortable with.

My one piece of advice is to make sure that your home inspection is ASHI certified.
