What is a villa?

You’ve heard the term “villa” thrown around, but what exactly is a villa, and how is different than any other house?

Definition

Unfortunately, there is no formal definition.

In Omaha, a villa generally refers to a ranch-style home with a monthly HOA fee that handles maintenance (such as lawn mowing, snow removal, and trash).


A villa home is west Omaha built by Celebrity Homes.

Monthly Fees

At a minimum, your monthly should cover lawn care, snow removal, and trash.

For those services, expect to spend about $100-$150 per month.

Sprinkler system maintenance is usually covered in this fee as well.

Some communities offer additional services such as:

  • Window washing
  • Exterior painting every 7-10 years
  • Gutter cleaning

You will have to check with the particular community to find out exactly what is covered.

Pros

  • Low maintenance. This is the primary benefit of a villa. The exterior maintenance is handled for you.
  • Sense of community. Don’t be surprised if become friends with your neighbors.

Cons

  • You are in an HOA. You have to follow strict rules and may limit what you can do to the exterior of your property. Make sure you read the HOA rules before buying a villa.
  • No fences allowed. Most villas do not allow fences. Underground fences are usually OK.
  • Small yard. Usually, the yards are smaller, and the homes are closer together.
  • Identical-looking homes. Your home is going to look the same as all the other villas. If you want to buy a new villa, your floor plan and customization options are pretty limited.

Do villas have a basement?

People often assume villas don’t have basements, but that’s not true.

Some villas don’t have basements, but most do. There is no rule - it’s really dependent on the builder.

Villa Pricing

Expect to spend at least $300,000 for a villa.

Celebrity Homes offers the cheapest new construction villa in the Omaha area. It’s priced around $305,000 and does not include a basement.

Other builders that offer villas include Richland Homes, Pine Crest, Legacy, and Hildy Homes.
